Steps for custom homes

Building a new home is an exciting event! The staff at Valencia Estate Homes (VEHS) follows a four phase design/build process.

Phase #1 An initial meeting is schedualed with Mark Valencia to discuss general ideas for floor plan, desired finishes, financing options, and proposed budget. This meeting may also include a visit to your new home site and/or a review of existing plans-yours or VEHS?

Phase # 2 A second meeting is then schedualed with Mark to review a draft plan and an estimated cost for your home. If you like the proposal and wish to proceed to construction plans, you will sign a design agreement which covers home design, engineering, building plans, landscape design (if applicable) and city plan review. A deposit and/or financing based on estimated costs is required with a signed designed agreement. Changes to floor plans in excess 2 additional 4 hour meeting will be billed on a $200.00 per hour basis; for either Mark's or the draftsman's time. Payment for additional time will be made prior to review of requested changes.

Phase #3 After the design agreement has been signed and deposit paid, together we will begin the colorization phase which includes exterior and interior finish selections (cabinets, tile, granite, plumbing fictures, appliances, etc.) Once building plans are completed and submitted to the city of albuquerque, we will verify the costs of construction estimation made during Phase#1 and #2.You will sign a construction agreement and all financing must be finalized. Upon receipt of the building permit, VEHS will begin construction. The city of albuquerque historically takes approximately 45 days to complete their plan review. Prior to commencement of construction, VEHS will  provide copies of pictures of all appliances, light fictures, plumbing fictures, bathtubs and shower surround designs, etc. This book will become a part of the construction agreement documents.

Phase #4 During construction of your new home, there will be several important meetings.

  1. A pre-construction meeting will be held after the plans have been approved by the city of albuquerque. This meeting can encompass 3-15 hours depending upon your ability to make timely responses to any questions and to make final decisions.
  2. Prior to completion of framing, an on-site meeting will be held to dicuss location of electrical, phone, actual cabinet layout and design, and any specialty framing needs (niches, shelves, etc.)
  3. After tile and counter tops are installed, another on-site meeting will be held to discuss placement of bath accessories, interior paint color final approval, and final construction details.
  4. Two weeks prior to completion a 3-4 hour meeting will be held encompassing a final walk-through and new home orientation.

Construction-related changes will be permitted and will be documented with a written change order. Immediate payment options(cash or financing) for payment for total amount of the changes is expected prior to VEHS making the change.
